PropStream is looking to the future, and our advanced, AI-powered automated valuation modeling (AVM) is next in our lineup of predictive real estate data enhancements!
This enhancement transforms how real estate professionals estimate property values, powered by machine learning AI for property searches, property details, and the heat map. With machine learning-powered AVM, users can get the latest (and most accurate) property valuations for nearly any subject property nationwide.
The real estate market is constantly changing, throwing unprecedented hurdles your way. Your secret for managing these hurdles should include a dynamic data platform that allows you to find your own opportunities, no matter how the market behaves. At PropStream, our goal is to work with the ebbs and flows of the market and provide users with additional tools, datasets, and capabilities to navigate it successfully.
Let’s discuss how the new enhancement will function and look in the PropStream platform:
How PropStream's New AVM & AI Property Values Will Work
To power our enhanced AVM, we’ve leveraged machine learning AI to collect the newest neighborhood data, market insights, county rulings, and proprietary indices as they become available.
We then compile an updated daily value for residential properties using this data to give you highly accurate estimated values.
Note: Valuations older than six months will be replaced over time as the data is calculated and available. Our still-accurate, finance-grade estimated values will be utilized for older data (over six months). |
Why the AI-Powered AVM Is Beneficial
The new AVM and AI property valuations make it simple and efficient to compare a subject property, which is a vital function for nearly any real estate pro. For example, you can:
- Determine whether a particular investment is beneficial for you (as a landlord)
- Uncover the selling potential of a property (as an agent)
- Assist your clients with refinancing efforts factoring in the property’s characteristics and market potential (as a loan officer)
And so much more.
Property valuation is the benchmark for any professional endeavor in the real estate world, and this enhanced machine learning-powered AVM helps you access the most up-to-date information in seconds.
How To Access the AVM Estimated Values in PropStream
Here’s where you can expect to find this information in PropStream:
- On the web application: The AVM will populate the “Estimated Value” figure on each property card
- On the mobile app: AVM will populate the “Estimated Value” in the “Opportunity” section
- On the Heat Map (available only on the web app): When using the Heat Map to study a region, users can access our AVM via the “Est. Values” dropdown.

Frequently Asked Questions (FAQs)
What does AVM stand for?
“AVM” stands for “automated valuation modeling.”
What is an AVM?
AVMs are considered the gold standard for property valuation. PropStream now has its own AVM leveraging AI to model the latest industry data from neighborhoods, markets, local county rulings, and proprietary indices to compile a daily value for residential properties.
What AI modeling is used to power our AVM?
The methodology used to power our AI property values is hedonic machine learning, which combines data from multiple sources to arrive at a powerful valuation that is accurate for today’s marketplace.
Where can I see AVMs on the platform?
In PropStream, the AVM AI modeling is labeled as “Estimated Value.” It can be found on the “Property Details” page on the “Value” card and in our Heat Maps. It can be found on mobile under the “Opportunities” tab.
What is the Estimated Value in PropStream, and how is the AVM better?
“Estimated Value” was previously the values the assessors estimated a property would likely sell for on the open market. AVM is more accurate because it uses several data points to collect new information as soon as it becomes available, making property valuations more precise and up-to-date.
Will AVM be updated on the mobile app?
Yes, you can find AVMs as estimated values on the mobile “Opportunity” card.
