There are a few real estate investors, agents, and other service providers that use Probate data to find and source leads in the marketplace. For those that are not overly familiar with Probate, it is the legal process of administering a person’s estate after their death, changing the property title from the deceased to their next of kin or heir. The trouble with the Probate data set is that it is expensive to collect and it is overused, so chances are by the time that you have seen that data so have others. And by the time estate managers have changed the property title they have most likely organized a plan to refinance or sell the property.
At PropStream, our data team decided to keep our customers ahead of the game and offer Pre-Probate. Pre-Probate is a new industry term that means that there is a deceased record associated with one of the titleholders (owners) of the property. This new data set and Quick Filter give our users the opportunity to target or avoid these properties.
