Step 3: Build Targeted Marketing Lists
Don’t just send out one generic email or postcard blast to all of your leads!
Divide your leads into targeted lists so you can cater your communications to each demographic.

Step 4: Run Comparables on Properties of Interest
Before you reach out to your lists of leads, you’ll find it helpful to run comparables, or “comps” on the properties in question to uncover true property values.
To run comps, you can compare the historical data of a property to similar properties to determine the value.
Tip: By “similar,” we mean properties that have similar dimensions, renovations, year built, sit in the same neighborhood, etc.
With PropStream, you can run comparables using MLS Sales Data, Public Record Data, or a combination of both datasets to obtain the most current and accurate results.
Step 5: Evaluate Potential Rehab Costs
Once you’ve determined the property values you need, you’ll find it helpful to plan possible renovations.
Since you’re flipping properties in hopes of selling for a profit, you want to ensure that you’re not spending more on supplies, labor, etc. than you’ll see in the return once you sell.
